Texas Homeowners Insurance: What Every Homeowner Needs to Know

If you own a home in Texas, you already know the state throws just about everything at you. Hailstorms in the spring. Hurricanes along the coast. Ice storms in February. Flash flooding after heavy rain. And summer heat that pushes your AC to its limit.

What a Standard Texas Homeowners Policy Covers

Most standard home insurance policies in Texas are written on what is called an HO-3 form. At a basic level this covers:

Your dwelling — the physical structure of your home including walls, roof, and built-in appliances.

Your personal property — furniture, electronics, clothing, and other belongings inside your home.

Liability protection — if someone is injured on your property and sues you, your policy helps cover legal costs and damages.

Additional living expenses — if your home becomes uninhabitable after a covered loss, your policy helps pay for temporary housing.

That sounds comprehensive. But the gaps are in the details.

The Coverage Gaps Most Texas Homeowners Miss

Gap 1: Wind and Hail Deductibles

This is the most common surprise for DFW homeowners. Most Texas policies have a separate wind and hail deductible that is higher than your standard deductible. Instead of a flat dollar amount like $1,000 or $2,500, it is often calculated as a percentage of your home's insured value — typically 1 to 2 percent.

On a $400,000 home that means $4,000 to $8,000 out of pocket before your insurance kicks in after a hail claim. Many homeowners do not know this until they are standing in front of an adjuster.

Gap 2: Replacement Cost vs. Actual Cash Value

When you file a claim for damaged belongings or your roof, does your policy pay what it costs to replace those items today — or what they were worth before the loss?

Actual cash value policies subtract depreciation. That five year old roof that cost $15,000 to install might only get you $8,000 after depreciation is applied. Replacement cost coverage pays what it actually costs to replace it at today's prices. The difference can be thousands of dollars.

Gap 3: Flood Damage is Not Covered

This surprises a lot of homeowners. Your standard HO-3 policy does not cover flood damage. Not even an inch of water from outside your home. Flood insurance requires a completely separate policy through the National Flood Insurance Program or a private carrier.

In North Texas, this matters more than people think. DFW sits on heavy clay soil that does not absorb water well. Even neighborhoods that are not in designated flood zones experience flooding after heavy rain events.

How to Make Sure Your Policy Actually Protects You

Review your deductibles — know exactly what your wind and hail deductible is before storm season.

Check your loss settlement options — make sure personal property and your roof are covered at replacement cost, not actual cash value.

Ask about flood insurance — even if you are not in a high risk flood zone, it is worth considering given Texas weather patterns.

Understand any exclusions — ask your agent to walk you through what is specifically excluded from your policy.
